Cancellation Policy 
In the event that Tenant cancels the reservation for any reason, a $250 cancellation fee will be charged. If the cancellation occurs at least thirty (30) days prior to the Check-In Date and Owner is unable to re-rent the Rental Property by Tenant’s Check-In Date, Tenant will be liable for fifty (50%) percent of the rental costs. If the cancellation occurs less than thirty (30) days of the Check-In Date, all monies paid by Tenant will be forfeited if the Rental Property is not re-rented by the Check-In Date. Owner will make all reasonable efforts to re-rent the Rental Property by the Check-In Date. No refunds for late arrivals or early check outs. Consider travel insurance at the time of booking in the event you must cancel and forfeit funds. 

Arrival Policy 
We endeavor to provide you with all the information needed for a successful experience in Merida and at the Casa.  If you are arriving from the Airport, we encourage you to utilize our shuttle service for best arrival and greeting coordination. Please otherwise coordinate your local arrival plans with our local manager.

Be sure you have the local manager’s contact information with you on arrival.  If you are traveling without a phone, be sure you have local knowledge on how to use, find or access one.  We cannot predict any difficulties that may occur when traveling. Additionally, please have the courtesy to notify our local Manager of any flight delays in your arrival.

Refundable Security Deposit
A $150 to $350 refundable security deposit is due at the time of booking to reserve your stay.  The Deposit amount depends on length of stay.  A 50% deposit of the rental amount is due within 5 days of notification by Casa La Barenda confirming the dates and reservation request. The remaining 50% balance is due one month (30) days prior to arrival at Casa La Barenda. In the event that your reservation is for a period occurring (30) days or less prior to arrival date then payment is due in full, including the security deposit.

Your Refundable Security Deposit on record will serve for the duration of your stay.  Gas and electric utility use is measured at arrival and departure and deducted from your Refundable Security Deposit. 

Your Refundable Security Deposit may cover the replacement of lost and/or damaged items (inventoried by the property manager). Move- In and Move-Out cleaning is included in the cost of the rental, however excessive damage or wear to linens and/or upholstered furniture will be deducted from your deposit.  You will be responsible for paying additional losses not covered in the amount of your deposit.  Normally your Refundable Security Deposit will be refunded to you within seven (7) days of your departure. 

Payment Methods: Credit Cards, Pay Pal, Personal Checks drafted within the USA, Cashiers-checks, Money Orders, Direct Bank Deposits.  There is a 3% surcharge for payment by Pay Pal or credit card within the USA; International rates may vary slightly. 

Housekeeping:  Daily housekeeping services are not included in the casa rental, but are available at additional charge with advance notice. 

Bath towels and linens are provided.  Rates include a one-time linen-towel setup and, set amount of basic toiletries.  Additional charges apply if you wish to have them cleaned and laundered during your stay.  Unless otherwise stated, all supplies are the responsibility of the guest.

Moving furniture in the casa will incur a repositioning charge of $50.00usd. 

Pool:  Weekly pool service is included with rental of Casa La Barenda.

Additonal visting guests:  (more than 4 persons in the casa) will be charged an initial $50.00 set up fee and $25 per night per person.  Use of the couch is not permitted for visiting guests. 

Children:  Casa La Barenda may not be appropriate for children under the age of 12 due to the unfenced pool and spiral staircase to roof.  Guests assume personal responsibility for their children.

Pets:  Casa La Barenda is Pet Friendly.  Your well behaved, clean and well-groomed pet is most welcome.  You are expected to clean up after your pet and limit their stay to downstairs and on the floors.  Cleanliness regardless of seasonal conditions is your responsibility. 
 
 

Casa La Barenda is For Sale:  Guests renting the casa must agree to allow the property to be shown with 24-hour notice. Notice will be given via email and/or flyer placed at the front door as possible.  We reserve the right to enter the casa for showing regardless of your reply or acknowledgement. If you are interested in purchasing Casa La Barenda please contact the owner at: timghirardelli@gmail.com.  If you are a guest and wish to purchase the casa your stay will be fully refunded with purchase.
